Help Desk Functionality

The Mod Post will be sponsoring a help desk to provide assistance in qualifying and successfully processing loan mod and short sale cases. The plan is to easily allow users to flag a case that needs help. Users will describe their questions and issues and wait 24-48 hours for a reply. Phone support may also be available for more technical questions. All support will come from senior level, experienced loss mitigation executives with in depth knowledge on best practices, qualifying tips, and insider contact info.

We are currently debating  pricing plans… Monthly pricing or per file fees… or maybe a hybrid… like $199/Month up to 5 cases and $25 per case there after.

Please comment on this concept and pricing plan idea.

HAMP Updates

For 2nd homes and Investment Property…

After Oct. 31, there is amendment plan being added to HAMP. I don’t know the exact details yet but those that qualify could receive a up to 30% reduction in monthly mortgage payment. It is considered more of a forbearance plan than a modified plan and is only there to allow the lender to come up with a more permanent solution. Anybody else hear something similar?

Agent Restrictions

Agents (some of you call them sales reps, intake people, referral partner, etc…) either way, they have their own login functionality to submit files and track their pipeline… However, some processing companies have a different needs for their agents in respects to what they can access and see. For example, when and how can they access the client package or DIY package? When and how can they edit their own client files? When and how can they communicate with the “back office” personal?

These are settings controlled inside teh agent profile, which is controlled from the main back office manager account.

All0wed to Access files under any status? Yes- means they can download a copy of the client package or DIY package withour approval from the back office.

Allowed to edit files under any status? If Yes, they can edit the data fields of their client files under any status… this potentially can mess up what processors and negotiators are working with.

Communicating with back office is  an option that needs to be turned on… some processing companies want their agents to communicate directly with their back office processor and negotiators and others do NOT… so you need to turn ON communication individually for each agent and for each back office employee that is allowed to the agent.

Auto-populating client data onto the Banks loss mitigation package…

This topic comes up often, mainly from new users. It’s our opinion that the experienced processing firms that utilize our system 100%  in conjunction with completing a FULL file for the bank, experiences very little road blocks from the bank during teh submission stage of a new file. Our Income/Expense sheet has all teh details needed by MOST banks, the 3rd party authorization form is very detailed and the hardship letter follows the HAMP harship affidavit (minus a few check boxes), and our questionairre discloses answers to all the questions that will most likey be asked by the front level mitigation officer and even the senior level mitigation officer…

In the event the bank poses a road block because a file is NOT submitted on thier letterhead, i have heard that calling back a few hours later and speaking with a new font lebvel rep usually does the trick.  With that said, I would  like to hear everyone’s thoughts on this…

How critical is it to submit the client file using the banks actual package?

Do we need to program that into the application, so it all auto-populates?

We hear many features on  a daily basis some get added to the queue and others do not.  If we haven’t addressed you feature request go ahead an make a suggestion. FYI… most features are free of charge, while some are highly involved and complex, which require certain fees to be charged.

Pipeline Changes for DIY clients

We are merging the clients that have registered through your DIY iFrame into the MAIN pipeline view and color coding which clients have registered only, paid-Not Started loan mod, and paid-completed loan mod.

Additional functions coming, is to upgrade clients from the back office, where you (or your staff) will also have the ability to charge the client’s credit card for the full price, or the difference between a “basic plan” and a “premium plan”
